Williston Park is tiny - about half a square mile - with a village government, a Hillside Avenue commercial strip, and a housing stock of mostly modest, well-kept pre-war and mid-century houses on small lots. It is the kind of place people buy into and stay in, and inventory is correspondingly thin.
Two things make it distinctive. The village is split between the Herricks and Mineola school districts, which is a meaningful difference for a buyer and not something you can read off a street name. And the village has no LIRR station of its own - the stop is East Williston, about four tenths of a mile away, on the Oyster Bay Branch, which is the least-served branch on the railroad. You will want to look hard at the actual timetable rather than assuming Babylon Branch frequency. I have closed five transactions here, one sale and four leases, three of them in the same building on Collins Avenue.
Grounded in my own closed transactions
My sale here closed at $715,000 for a 1,295-square-foot three-bedroom, which is a lot of money per foot and entirely normal for this village. My four leases ran $1,950 to $3,800. Williston Park trades at a premium to its size because of the districts and the scarcity.
Herricks UFSD
Herricks High School, Herricks Middle School, and Center Street, Denton Avenue and Searingtown elementary schools. Center Street School is in Williston Park.
District websiteMineola UFSD
Mineola High School, Mineola Middle School, and Hampton Street and Jackson Avenue elementary schools.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$12,000 – $20,000
typical annual bill, all in
Village tax applies on top of county, town and school, and the school portion differs depending on whether the address is Herricks or Mineola. For a village this small, that split is the single largest variable in the bill.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
The Oyster Bay Branch has the thinnest service on the LIRR, and many trips involve a change at Mineola or Jamaica. The village has no station of its own: the stop is East Williston, about four tenths of a mile away, in the next village over. It sits in the electrified Mineola-to-East Williston section, so frequency is the issue rather than electrification - pull up the actual timetable for your working hours. Mineola, a mile away on the Main Line, is the practical alternative for many commuters here.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
