Bayville is a mile-and-a-bit of sand between Long Island Sound and Oyster Bay Harbor, reached over a bridge, with public beaches at both ends and a year-round population small enough that people know each other. It does not feel like the rest of Nassau County. For the right buyer that is the entire point, and for the wrong buyer it is a dealbreaker by February.
Two things to understand before you shop. There is no LIRR station in Bayville - Locust Valley and Oyster Bay are the nearest stops, both on the slowest branch on the railroad, and almost everyone drives. And this is a waterfront village, so flood zone, elevation certificate and flood insurance are first-order questions, not inspection-day questions. My sale here was $698,000 for a two-bedroom, and I leased a two-bedroom on Ridge Road at $4,000 a month, which tells you something about what seasonal demand does to rents on this peninsula.
Grounded in my own closed transactions
I closed $698,000 for a two-bedroom, two-bath and leased a two-bedroom at $4,000 a month. Bayville runs from modest year-round cottages well under a million to Sound-front houses several times that, and the premium between water-view and water-access is steep.
Locust Valley CSD
Bayville Primary and Bayville Intermediate schools are in the village; Locust Valley Middle School and Locust Valley High School, in Lattingtown, serve grades 6-12.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

Village tax applies on top of county, town and school. Budget flood insurance separately and get a quote early - on an unraised house in a high-risk zone on this peninsula it can rival a meaningful slice of the tax bill, and it is not part of it.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
There is no station in Bayville. Locust Valley and Oyster Bay are the closest, both on the Oyster Bay Branch, which is the least-served line on the railroad. Realistically this is a car town, and buyers who commute daily to Manhattan generally drive to Syosset on the Port Jefferson line for a much faster ride.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.

Thinking about Bayville?
Averages hide everything that matters here — the school zone, the flood zone, the tax bill, the walk to the station. Tell me what you are looking for and I will tell you what it actually trades at.
