Old Brookville sits in the stretch of small North Shore villages between Glen Head and Roslyn - large-lot zoning, long private frontage, horse property in places, and a village police department shared with several neighbouring villages. It is quiet in a way that is deliberate rather than accidental, and inventory moves slowly enough that waiting for the right house is a real strategy rather than a figure of speech.
The quirk worth knowing before you search: Old Brookville has no post office of its own, so parcels here carry Glen Head (11545) or Greenvale (11548) mailing addresses. The envelope never says Old Brookville. That means listings, tax records and school assignments can all appear to point somewhere else, and it is easy to search right past the village - or to think you are buying in it when you are not.
Grounded in my own closed transactions
My closing here was $1,400,000 for a five-bedroom of about 4,300 square feet on two acres, on Pound Hollow Court - and like every parcel in this village it carried a Glen Head mailing address, which is the trap described above in practice rather than in theory. That sale sits at the accessible end of Old Brookville. In a village this size a single sale moves every average you will read, so treat the ranges below as the shape of the market rather than a valuation: lot size and condition drive the number here far more than bedroom count.
North Shore CSD
Glen Head, Glenwood Landing and Sea Cliff elementaries, North Shore Middle School and North Shore High School on Glen Cove Avenue.

Ann MacArthur Primary, Locust Valley Intermediate, Locust Valley Middle School and Locust Valley High School in Lattingtown.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

Village tax applies on top of county, town and school, and assessed values across the village run wide enough that the band above is genuinely a band rather than a hedge. Which of the two school districts an address falls into changes the largest single component of the bill. Pull the parcel.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
There is no station in Old Brookville. Glen Head and Greenvale are the nearest stops, both on the Oyster Bay Branch, which is the least-served branch on the railroad and almost always means a change at Jamaica or Mineola. Commuters who do the ride daily often drive to Syosset on the Port Jefferson line instead, which is faster despite being further away.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.

“I cannot say enough good things about Debi Lucas. Her marketing skills brought the house to the attention of 50+ different buyers even during the pandemic! She was excellent at assuring the safety of all involved with the house sale. In the end, she found an exceptional family to purchase our house. I recommend her services without any hesitation.”
