Baldwin is unincorporated, which is the first thing worth knowing: no village tax layer, so the all-in bill tends to read below the villages on either side of it. It is a Babylon Branch stop with a short ride, it runs from the Sunrise Highway corridor down to Baldwin Harbor and the water, and it has been one of the steadier value plays on the South Shore for years.
My two closings here were $570,000 for a four-bedroom of about 2,460 square feet and $515,000 for a two-bedroom condo on Pershing Boulevard. Baldwin Harbor south of Atlantic Avenue is its own market with water access and flood considerations; north of Sunrise is where the value is.
Grounded in my own closed transactions
I closed $570,000 for a 2,458-square-foot four-bedroom with two and a half baths - that is a lot of house for the money by western Nassau standards, and it is the core of Baldwin's appeal. Condos and co-ops sit below that; Baldwin Harbor waterfront sits well above.
For reference, my 2 closed sales in Baldwin ran from $515,000 to $570,000. They are all listed further down this page.

District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$10,000 – $16,000
typical annual bill, all in
No village tax keeps Baldwin among the more affordable carrying costs in western Nassau for a comparable house - frequently a few thousand a year under Rockville Centre or Lynbrook next door.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.
