What I Tell Buyers About East Rockaway

East Rockaway is small - roughly a square mile - and it has two LIRR stations in it, East Rockaway and Centre Avenue, which is a remarkable ratio. It is a waterfront village on Hewlett Bay with its own school district, its own village government, and a main street that feels like a town rather than a strip.

Both of my closings here were on North Boulevard, at $875,000 and $515,000, which is a useful pair: the same street, a 70% price difference, driven by size, condition and water. This is a village where flood zone, elevation and whether the house was raised after Sandy drive the number more than almost anything else. Ask for the elevation certificate early.

  • —Two LIRR stations - East Rockaway and Centre Avenue - in about one square mile
  • —Waterfront village on Hewlett Bay with its own marina and boat access
  • —Its own small K-12 district, East Rockaway UFSD
  • —Flood zone and post-Sandy elevation are central to pricing here
  • —Minutes from Lynbrook, Oceanside and the Five Towns

What It Costs

My two sales here were $875,000 and $515,000, both on North Boulevard - a clean illustration that in this village the spread inside a single street is enormous. Condition, elevation and water access are doing the work.

The catch

A small district with a single combined junior-senior high school, which some families love and others want to see for themselves before committing. Parts of the East Rockaway mailing area fall into the Lynbrook and Oceanside districts instead.

I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

The Tax Bill

$11,000 – $18,000

typical annual bill, all in

Village tax applies. As in Oceanside, the number that catches buyers out here is flood insurance rather than tax: on an unraised house in a high-risk zone it can be a serious monthly line item, and it is worth getting a quote before the mortgage commitment.

These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.
