Merrick is the trade most families on the South Shore eventually consider: you give up the walkable village downtown that Rockville Centre has, and in exchange you get more house, more yard, no village tax, and the Bellmore-Merrick Central High School District. South of Merrick Road the blocks run down toward the bay and the houses get bigger and newer; north of the Sunrise the lots are tighter and the prices are gentler.
What I tell buyers here is to pay attention to which high school a block feeds, because Merrick is split between Calhoun and Kennedy, and to look hard at flood zone and bulkhead condition on anything south of Merrick Road. A bulkhead that needs replacing is a five-figure number that does not show up on a listing sheet.
Grounded in my own closed transactions
I have closed from $572,500 for a four-bedroom north of the highway to $880,000 for a five-bedroom, three-bath house of about 3,000 square feet. That is the real spread in Merrick: the district is the floor under the whole market, and what moves the number is lot, water, and condition rather than zip code.
For reference, my 3 closed sales in Merrick ran from $572,500 to $880,000. They are all listed further down this page.

Camp Avenue, Fayette and Old Mill Road elementary schools, grades K-6.

Grades 7-12: Calhoun and Kennedy high schools for Merrick students, plus Merrick Avenue and Grand Avenue middle schools.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$12,000 – $20,000
typical annual bill, all in
No village tax, but the Bellmore-Merrick school levy is the bulk of the bill and it is not a small one. On the houses I have closed in the $700K to $900K range, all-in bills have typically run in the mid-teens. South-of-Merrick-Road waterfront can run higher.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
Straight Babylon Branch ride with reasonable peak frequency. Commuter parking is permit-based and the waitlist is real, so ask about it before you assume you will park at the station.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
