What I Tell Buyers About Freeport

Freeport is the most underrated village on the South Shore and the easiest one for me to make a case for on price. It runs its own electric utility, which keeps power costs below LIPA territory, it has an actual working waterfront in the Nautical Mile, and it is a Babylon Branch stop with a shorter ride than towns further east that cost considerably more.

Four of my closings are here, from $432,000 to $586,500, which is the clearest illustration of what Freeport is: a place where a buyer priced out of Merrick or Rockville Centre can still get a real house. The homework is flood zone and bulkhead on the canal blocks south of Sunrise, and Freeport Electric service details, which differ from the rest of the county.

  • —Freeport Electric - a municipal power utility, not LIPA
  • —The Nautical Mile: Woodcleft Avenue, the charter fleet, restaurants on the water
  • —Babylon Branch station with a shorter ride than towns further east
  • —Canal and waterfront blocks south of Sunrise Highway, with flood zone considerations
  • —The strongest price-per-square-foot value of any South Shore town I work in

What It Costs

Grounded in my own closed transactions

My four Freeport closings ran $432,000, $510,000, $580,000 and $586,500 - a five-bedroom of nearly 2,600 square feet was in that group at $580,000, which is a number that simply does not exist two towns west. That is the Freeport story in one line.

Entry: capes & ranches

The Schools

Freeport UFSD

Freeport High School, Freeport Dolan Middle School (Atkinson), and five elementary schools.

District website

The catch

The village is served by the Freeport district, but the Freeport mailing address extends into Roosevelt and Baldwin district territory at the edges. Confirm by parcel, and look at the State report cards directly rather than at any one aggregator score.

I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

The Tax Bill

$10,000 – $17,000

typical annual bill, all in

A village tax applies, but assessed values are lower than in the western villages, so all-in bills generally land below Rockville Centre or Lynbrook for a comparable house. Freeport Electric is a separate, and typically lower, line item than LIPA service.

These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

The Commute

Freeport

Good peak frequency and a shorter ride than Merrick, Seaford or Massapequa, which is a large part of the value argument for Freeport.

Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
