Seaford is a quieter proposition than its neighbours: unincorporated, no village tax, a Babylon Branch station, and a street grid south of Merrick Road that is laced with canals running out to South Oyster Bay. If you keep a boat, Seaford deserves a serious look, because dockage behind the house is simply normal here in a way it is not further west.
My two closings were $664,990 for a five-bedroom and $620,000 for a four-bedroom - both solid family houses in the Seaford district, both at numbers that would not buy the equivalent in Merrick or Rockville Centre. The commute is the trade, and for the right buyer it is worth making.
Grounded in my own closed transactions
My Seaford closings came in at $620,000 and $664,990 for a four-bedroom and a five-bedroom respectively. That is a very fair picture of the middle of this market; canal-front with dockage and renovated stock run higher.
For reference, my 2 closed sales in Seaford ran from $620,000 to $664,990. They are all listed further down this page.

District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$10,000 – $16,000
typical annual bill, all in
No village tax, and generally among the lighter bills on this list for a comparable house. Canal-front properties carry both higher assessments and flood insurance, so price those two things together.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
A longer ride than the western South Shore - this is the cost side of the Seaford value equation, and it is worth riding once at 7am before you commit.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
