Massapequa is where the South Shore money math starts to work in your favour. You are further east, so the train is longer, and in exchange the same budget buys a bigger house on a bigger lot than it does in Rockville Centre or Merrick. The Massapequa school district is the draw, the Nautical Mile and the parkway are twenty minutes away, and Massapequa Preserve runs right up the middle of town.
The two things to get right before you shop: which school district the address is actually in, and whether you are in Massapequa or the Village of Massapequa Park, because the village adds its own tax. The Massapequa mailing address stretches across three districts, and plenty of people have found that out at the closing table rather than at the first showing.
Grounded in my own closed transactions
My closing here was $540,000 for a three-bedroom on Pepper Circle South. That is a realistic entry point for the town - updated splits and expanded capes in the district generally run from the high $500s through the $700s, and new or heavily renovated construction goes higher.
Massapequa UFSD
Massapequa High School (Ames and Pacific campuses), Berner Middle School, and five elementary schools.

Serves North Massapequa addresses west of the district line; Plainedge High School.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$11,000 – $18,000
typical annual bill, all in
Generally lighter than the western South Shore villages for a comparable house, which is a real part of why people move east. Massapequa Park addresses carry an additional village tax that unincorporated Massapequa addresses do not.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
Two stations means more flexibility on parking and on which side of town you live. This is the longest commute of the South Shore towns on this list, and it is the price you pay for the extra house.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
