Sea Cliff does not look like Long Island. It was built as a Methodist camp meeting resort in the 1870s and it still has the bones of one: narrow streets running down a steep hill to Hempstead Harbor, Victorian and Queen Anne houses on small lots, porches, turrets, and a walkable village centre with a bookshop and a few restaurants rather than a strip. The sunsets over the harbour from Memorial Park are the thing people move here for.
The practical notes: these are old houses on a hill, so knob-and-tube, old oil tanks, retaining walls and drainage come up in inspections far more often than they do in a post-war South Shore cape, and the village has real say over exterior work. My sale here was $582,000 for a two-bedroom, two-bath. Sea Cliff shares the North Shore Central School District with Glen Head and Glenwood Landing.
Grounded in my own closed transactions
I closed $582,000 for a two-bedroom, two-bath here. Sea Cliff runs from small village houses and cottages in the $500s and $600s to restored Victorians and harbour-view properties well over a million. Condition is everything in a village of 19th-century houses, and two houses on the same street can be a $400,000 apart on it.
North Shore CSD
Sea Cliff Elementary in the village, North Shore Middle School (6-8) and North Shore High School on Glen Cove Avenue in Glen Head.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

Village tax applies. Assessments vary widely here because the housing stock does - a small unrestored village house and a restored Victorian with a harbour view are far apart on both price and bill. Pull the parcel.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
Sea Cliff has its own station, but it is on the Oyster Bay Branch, which runs the thinnest service on the LIRR and is diesel east of East Williston. Most trips change at Mineola or Jamaica. Check the actual timetable against your working hours before you assume this commute works.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.

Averages hide everything that matters here — the school zone, the flood zone, the tax bill, the walk to the station. Tell me what you are looking for and I will tell you what it actually trades at.
