Lynbrook does something only a handful of Nassau villages manage: a genuine walkable downtown wrapped around a station that three LIRR branches pass through. Babylon, Long Beach and Far Rockaway trains all stop here, so the frequency is excellent and the ride is short. The village is compact, the housing stock is largely pre-war and mid-century, and the blocks within walking distance of Atlantic Avenue carry a premium you can see in the numbers.
My closing here was a two-bedroom, two-bath at $665,000. Lynbrook sits between Rockville Centre and Valley Stream on price and generally behaves like a slightly gentler RVC: the same village-with-a-downtown appeal, a bit less of it, for meaningfully less money.
Grounded in my own closed transactions
I closed at $665,000 for a two-bedroom, two-bath here. Lynbrook single families generally run from the high $500s through the $800s, with walk-to-station condition-updated houses at the top of that and the co-op and condo market well below it.
Lynbrook UFSD (District 20)
Lynbrook High School, Lynbrook North and South middle schools, and Marion Street, Waverly Park and West End elementary schools.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$12,000 – $19,000
typical annual bill, all in
Village tax applies on top of county, town and school. Lynbrook typically reads a little below Rockville Centre and above unincorporated Oceanside for the same house, which is roughly where the whole village sits on value.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.
about 30–40 minutes, peak
to Penn Station
Three branches through one station makes this one of the better-served stops in Nassau. Some peak trains run to Atlantic Terminal rather than Penn Station, so check the specific train, not just the branch.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.

Thinking about Lynbrook?
Averages hide everything that matters here — the school zone, the flood zone, the tax bill, the walk to the station. Tell me what you are looking for and I will tell you what it actually trades at.
