Garden City is the village people name when they are describing what they want and have not looked at the tax bill yet. It is genuinely beautiful - planned streets, mature trees, a real downtown on Seventh Street, and three LIRR stations inside the village limits, which almost nowhere else in Nassau can say. It is also one of the most expensive places to own a house in the county once you add the village tax to the school tax.
My own closing here was a three-bedroom on Mulberry Avenue at $825,000, which is about as close to an entry point as this village gets for a single family. Below that you are generally looking at the co-op and condo market or at the Garden City-adjacent addresses in Garden City Park and Stewart Manor, which carry the mailing address but not the village or the district. That distinction costs people real money, and I check it every time.
Grounded in my own closed transactions
The sale I closed here was $825,000 for a 1,496-square-foot three-bedroom, which sits at the affordable end of village single-family stock. Realistically, most Garden City single families trade from the high $800s into the $2M range depending on section and condition, with the Estates section at the top.
Garden City UFSD
Garden City High School and Garden City Middle School, with Hemlock, Homestead, Locust and Stratford elementary schools.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$18,000 – $30,000
typical annual bill, all in
Among the highest all-in bills in Nassau, because you are paying county, town, school and a village tax on top of higher assessed values. Budget conservatively: a house in the low $1Ms here can carry a bill in the mid-twenties, and the carrying cost, not the purchase price, is what prices most buyers out.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.
about 40–50 minutes, peak
to Penn Station
Three stations inside one village is the real amenity here. Hempstead Branch trains generally change at Jamaica for Penn Station and Grand Central Madison, so the headline time depends on the connection more than on the distance.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
