What I Tell Buyers About Glen Head

Glen Head is the quieter, more conventional half of the North Shore Central School District. Where Sea Cliff is Victorian houses stacked on a hillside, Glen Head is larger lots, more post-war and later housing, and a small commercial stretch on Glen Head Road. It is unincorporated, so there is no village tax, and the district high school and middle school are both here on Glen Cove Avenue.

The thing worth knowing before you search: Glen Head shares the 11545 zip with Old Brookville, which has no post office of its own. So a Glen Head mailing address can sit in the hamlet, where there is no village tax, or inside a neighbouring village with two-acre zoning and a village tax of its own. The price, the bill and sometimes the school assignment all turn on which side of that line a parcel falls, and the envelope will not tell you - it has to come off the parcel record.

  • —Unincorporated hamlet - no village tax layer
  • —North Shore High School and North Shore Middle School are both in Glen Head
  • —Larger lots and newer housing stock than Sea Cliff next door
  • —Borders Old Brookville, Brookville and Glenwood Landing, where zoning gets large
  • —Glen Head station on the Oyster Bay Branch - limited service

What It Costs

What this market actually runs

Glen Head is the more accessible way into the North Shore district: ordinary houses run from the $700s, and the number climbs with lot size as you move toward the Brookvilles, where two-acre zoning puts a real floor under the top of the market. Read those top-end figures carefully - a good many of them are village parcels next door wearing a Glen Head address.

The Schools

North Shore CSD

Glen Head Elementary, North Shore Middle School (6-8) and North Shore High School, both at Glen Cove Avenue in Glen Head.

District website

The catch

Formed in 1953 from the Sea Cliff, Glen Head and Glenwood Landing districts, each of which still has its own elementary school; middle and high school are shared and sit in Glen Head. Parts of the Glen Head mailing area fall into the Locust Valley or Glen Cove districts, so confirm by parcel.

I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

The Tax Bill

$15,000 – $30,000

typical annual bill, all in

No village tax, but assessed values here are higher than most of this list and the school levy is substantial, so the all-in bill is not light. The large-lot addresses toward Old Brookville and Upper Brookville run considerably higher again.

These are typical ranges for the town, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

Glen Head

The closest Oyster Bay Branch station to Mineola of the North Shore towns on this list, so the ride is the shortest of them - but it is still the least-served branch on the railroad, and most trips change at Mineola or Jamaica.
