Old Westbury is what is left of the Gold Coast estate belt as a working residential village - roughly four thousand people spread across a footprint most Nassau villages would fit inside several times over, on two-acre and larger zoning. There is effectively no commercial strip. What there is instead is the Old Westbury Gardens, two college campuses in NYIT and LIU Post, and a lot of long private frontage.
Two things genuinely complicate an address here. The village straddles the Town of North Hempstead and the Town of Oyster Bay, so which town hall governs an address is not uniform. And the village is split across four school districts - East Williston, Jericho, Roslyn and Westbury - with the Wheatley School and Westbury High School both physically inside the village while serving different populations. Neither question has a rule of thumb. Both are parcel facts.
What this market actually runs
These are market ranges for Old Westbury. This is an estate market, which means the spread is enormous and the median tells you very little: lot size, frontage, and whether a house has been brought up to date move the number far more than bedroom count does. Turnover is low enough that a single sale distorts any average you read.
East Williston UFSD
North Side School and Willets Road School, feeding The Wheatley School - which sits inside Old Westbury itself.
District websiteJericho UFSD
Cantiague, Seaman and Robert Williams elementaries, Jericho Middle School and Jericho High School.
District websiteRoslyn UFSD
Harbor Hill and East Hills elementaries, Roslyn Middle School and Roslyn High School.
District websiteWestbury UFSD
Drexel Avenue, Park Avenue and Powells Lane schools, Westbury Middle School and Westbury High School - the high school is inside the village boundary.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$30,000 – $120,000+
typical annual bill, all in
The highest band on this list, and the widest, because assessed values here run further than anywhere else in the county. Village tax applies on top of county, town and school, the town portion depends on which of the two towns an address falls in, and the school portion depends on which of the four districts it lands in. Nothing about this is estimable from outside - pull the parcel.
These are typical ranges for the town, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

to Penn Station
Old Westbury has no station of its own. Most commuters drive to Westbury or Hicksville on the Main Line, and Hicksville is the faster of the two because more expresses stop there. From the western end of the village, Albertson and East Williston on the Oyster Bay Branch are closer in miles but much slower in practice - that branch has the thinnest service on the railroad. Check current times on TrainTime before you count on any of it.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
Thinking about Old Westbury?
Averages hide everything that matters here — the school zone, the flood zone, the tax bill, the walk to the station. Tell me what you are looking for and I will tell you what it actually trades at.
