Great Neck has the best train in Nassau County and the most confusing municipal map in it. The Port Washington Branch is the only LIRR line that does not run through Jamaica, which means no transfer and a genuinely short ride to Penn Station. That alone sets a floor under prices on the peninsula that has not really moved in decades.
The complication is that "Great Neck" is not one place. It is nine incorporated villages plus unincorporated pockets, each with its own village tax, its own rules, and in some cases its own building department - and the school district is split between Great Neck North and Great Neck South by attendance zone, with a separate Great Neck Park District on top. My own closings here run from a $235,000 co-op on Middle Neck Road to a five-bedroom, six-bath house at $2,999,000 on the north end of the peninsula, which tells you how wide this market is. Nobody should shop this peninsula off a portal map.
Grounded in my own closed transactions
My Great Neck transactions span $235,000 to $2,999,000, which is not a range so much as three separate markets sharing a name. The co-op market on and around Middle Neck Road is the most accessible way onto the peninsula; the village single-family market is a different conversation entirely.
For reference, my 3 closed sales in Great Neck ran from $235,000 to $2,999,000. They are all listed further down this page.
Great Neck UFSD
Great Neck North and Great Neck South high schools and middle schools, plus the Village School and six elementary schools.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$15,000 – $40,000+
typical annual bill, all in
The widest tax spread of any town on this list, because the village layer differs so much from one Great Neck village to the next, and because assessed values run from co-op maintenance to Kings Point waterfront. Two houses a quarter mile apart can carry bills that differ by five figures. Pull the actual parcel.
These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.
about 30–40 minutes, peak
to Penn Station
The Port Washington Branch does not serve Jamaica - it leaves the Main Line at Winfield Junction, so there is no Jamaica transfer and a handful of AM expresses run close to nonstop from Great Neck to Penn Station. The trade-off is that connecting to other LIRR branches means changing at Woodside instead.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
