What I Tell Buyers About Rockville Centre

Rockville Centre is where more of my closings have happened than anywhere else, and the reason is simple: it is one of the few places on Long Island where you can walk from your front door to a train that puts you in Penn Station in about forty minutes, then walk home past a downtown that is still open at nine at night. People do not leave RVC. That is lovely if you live here and brutal if you are trying to buy here, because inventory turns over slowly and good houses get seen by everyone in the first weekend.

The village runs its own electric utility, its own police department, and its own school district, which is why the tax bill looks different from the unincorporated parts of Hempstead right next door. I have sold on both sides of Sunrise Highway and in three of the co-op and condo buildings, so if you want to know what a specific pocket actually trades at - north of Sunrise versus the Canterbury section versus the walk-to-village blocks - ask me, because the averages hide it.

  • —A real downtown: restaurants, Molly Pitcher, the Regal, and storefronts that are not all banks and nail salons
  • —Village-owned electric utility, so your power bill is not a LIPA bill
  • —Mercy Hospital and Catholic Health in the village, which matters more than people expect
  • —Walkability is the premium: blocks within ten minutes of the station carry a real price spread over the rest
  • —Tight inventory - this is a village people age in rather than trade out of

What It Costs

Grounded in my own closed transactions

What I have actually closed here runs from a one-bedroom co-op in the $170s to a four-bedroom colonial just under $1.5M. The bulk of my single-family business lands between $700K and $1M, and anything renovated with a short walk to the station competes immediately.

Co-ops & condos
$170K – $450K
Starter & mid-market single family
$550K – $800K
Four-bedroom colonials, renovated
$850K – $1.5M+

For reference, my 13 closed sales in Rockville Centre ran from $172,500 to $1,475,000, with a median of $760,000. They are all listed further down this page.

The Schools

Rockville Centre UFSD

South Side High School and South Side Middle School, plus Covert, Hewitt, Riverside and Watson elementary schools.

District website

The catch

Rockville Centre runs a single K-12 district, which is unusual on the South Shore - most of the neighbouring towns split elementary and secondary between separate districts. A handful of addresses carrying an 11570 zip sit outside the village and outside the district, so confirm the district on the parcel before you fall in love with a house.

I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

The Tax Bill

$13,000 – $22,000

typical annual bill, all in

Village residents pay county, town, school and a village tax, and the village tax is what makes RVC read higher than unincorporated Oceanside or Baldwin next door. On the houses I have closed between $700K and $1M, all-in bills have generally landed in the mid-teens to low twenties. Nassau reassesses, and a grievance can move the number, so treat the current bill as a starting point rather than a fixed cost.

These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

The Commute

Babylon Branch
Station
Rockville Centre

One of the better commutes in Nassau, and the station sits in the middle of the downtown rather than out by a highway. Peak trains run to both Penn Station and Grand Central Madison, and some rush-hour trains run to Atlantic Terminal in Brooklyn instead.

Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.

What My Rockville Centre Clients Say

2 clients who worked with me in Rockville Centre

“Debi is the best and truly exceptional! After learning we were interested in Tudor/Victorian styled houses, Debi recommended we look into the village of Rockville Centre. We were immediately impressed by her knowledge about the market as well as her proactiveness. Debi is like an encyclopedia who knows everything, everywhere, and everyone in the Rockville Centre area. When we were touring, she gave honest and thorough feedback that helped us avoid the common pitfalls first-time buyers run into. She is truly a one-stop-shop — our banker, inspector, insurance broker and attorney all came from Debi's relationships, and they were the Dream Team. You truly made us feel like we were working with our friend rather than a real estate agent.”

“Debi is a super professional and effective real estate agent. As our listing agent, we received 3 offers immediately on the first weekend and ended up with a price over asking. Debi then provided constant support throughout the sales process to ensure we closed quickly. You can't go wrong with Debi.”
