Manhasset is the Port Washington Branch at its most commuter-friendly - a direct, Jamaica-free run to Penn Station, a walkable village centre, and the Miracle Mile for the kind of shopping most of Nassau drives to find. The housing runs from pre-war colonials on quarter-acre lots near the station out to large-lot property toward Plandome and North Hills, with a small co-op and condo layer that is the only genuinely accessible way into the district.
The thing that catches buyers out here is that a Manhasset address is really three separate questions. The 11030 mailing area is not the same shape as the Manhasset school district, and neither of those is the same as being inside one of the incorporated villages - Munsey Park, Flower Hill, Plandome, Plandome Heights, Plandome Manor, North Hills - each of which adds its own village tax on top of county, town and school. Three questions, three answers, and all of them are parcel facts rather than anything you can read off a listing.
What this market actually runs
These are market ranges for Manhasset, and the range matters less than where the money goes: the co-op and condo layer is the only part of this market under seven figures, single-family stock near the station carries a premium for the walk, and the large-lot property toward Plandome and North Hills is a different market again.
Manhasset UFSD
Munsey Park Elementary and Shelter Rock Elementary, feeding Manhasset Secondary School (7-12) on Memorial Place.
District websiteThe catch
I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.
$15,000 – $45,000+
typical annual bill, all in
Whether an address sits inside one of the incorporated villages is the single biggest swing here, because a village tax layers on top of county, town and school. Two houses on either side of a village line, otherwise identical, can carry noticeably different bills. Pull the parcel before you assume.
These are typical ranges for the town, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.
about 35–45 minutes, peak
to Penn Station
Like Great Neck, Manhasset is on the branch that leaves the Main Line at Winfield Junction and never touches Jamaica, so there is no transfer and a few AM expresses run close to nonstop into Penn. The trade-off is the same one: reaching any other LIRR branch means changing at Woodside rather than Jamaica.
Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
Thinking about Manhasset?
Averages hide everything that matters here — the school zone, the flood zone, the tax bill, the walk to the station. Tell me what you are looking for and I will tell you what it actually trades at.
