What I Tell Buyers About Oyster Bay

Oyster Bay is the North Shore that people picture when they say North Shore: a working harbor, a Main Street you can walk end to end, Sagamore Hill up the road, and Planting Fields a few minutes inland. It is unincorporated, so there is no village tax layer, and it has its own small school district rather than sharing one with four other communities.

The honest trade is the commute. Oyster Bay is the end of the Oyster Bay Branch, the thinnest service on the railroad, and most trips involve a change at Mineola or Jamaica. If you commute to Midtown five days a week, drive to Syosset on the Port Jefferson line and ride from there - it is what most people here actually do. I have closed five transactions in this hamlet, and four of them are the same address: I sold 102 Berry Hill Road and have leased the upper unit three separate times since. That is the kind of relationship with a property you only get from working one town repeatedly.

  • —Unincorporated hamlet - no village tax on top of county, town and school
  • —Oyster Bay harbor, the oyster beds, and a Main Street that is still a Main Street
  • —Sagamore Hill, Planting Fields Arboretum and the Theodore Roosevelt Sanctuary
  • —Its own district, Oyster Bay-East Norwich, rather than a shared regional one
  • —The commute is the catch - most weekday commuters drive to Syosset instead

What It Costs

Grounded in my own closed transactions

My sale here was $655,000 for a four-bedroom, three-bath house, and my leases on the same property ran $2,500 to $3,100. Oyster Bay covers a wide band: ordinary village houses in the $600s and $700s, harbor views and the Cove Neck and Centre Island side running into the millions.

The Schools

Oyster Bay-East Norwich CSD

Theodore Roosevelt Elementary (PK-2), James H. Vernon School (3-6) and Oyster Bay High School (7-12) on East Main Street.

The catch

A small district covering the hamlets of Oyster Bay and East Norwich plus Centre Island, Oyster Bay Cove, Cove Neck and parts of Mill Neck, Muttontown, Laurel Hollow and Upper Brookville. One combined 7-12 building is a genuine difference from the big South Shore districts - worth seeing in person rather than reading about.

I name districts and link to them rather than ranking them. For enrollment, performance and spending, go to the State's own data: NYSED school report cards. School attendance is determined by the property, not by the mailing address, and should be confirmed with the district before you go to contract.

The Tax Bill

$12,000 – $25,000

typical annual bill, all in

No village tax, which keeps Oyster Bay below the incorporated villages around it for a comparable house. The spread is wide because assessed values are: an ordinary house on a village street and a harbor-view property a half mile away are not in the same tax conversation.

These are ranges for the kind of house in my closings here, not a quote for any address. Pull the actual bill before you make an offer: Nassau County Land Records Viewer and the Department of Assessment. I will do it with you.

Oyster Bay

The end of the Oyster Bay Branch, which runs the thinnest service on the LIRR and is diesel east of East Williston. Most trips change at Mineola or Jamaica. Plenty of regular commuters drive 15 minutes to Syosset on the Port Jefferson line instead, which is a much faster ride - factor the drive and the parking permit into the real number.

Times are approximate peak-direction runs and change with every timetable. Check your own hours on MTA TrainTime, and ride it once before you buy.
